Escrow Coordinating:

Access your files in a shared DropBox folder from anywhere at any time, with live updates.

  • A Blink Transactions Coversheet with contact information and contingency timeline will be included to all affiliated parties with an introduction email.

  • Blink Transactions establishes communication and role with Escrow, Other Agent, Lender and Buyer/Seller as your Transaction Coordinator.

  • Administrative control of DocuSign and coordinating all Real Estate paperwork

  • Routing correspondence to applicable parties throughout the transaction

  • Initiate with Escrow requests for: 

    • HOA documents

    • City reports

    • Natural Hazards Disclosure Report

    • Home Warranty

  • Provide Buyer with security deposit instruction

  • Issue contingency reminders

  • Proactive weekly status updates 

  • Order physical, termite and/or retrofit inspections – If requested

  • Provide/upload completed transactions to Broker

**Please note that I don't coordinate the Escrow companies’ paperwork, as the Escrow company should be coordinating their own paperwork.  Should they want me to coordinate their paperwork I charge the Escrow company $70 to do so.**

  • Email new escrows to: BlinkTransactions@Gmail.com

  • Initiate C.A.R. forms: AVID, RR, CR, VP, ADM, NBP (Blink Transactions can obtain signatures on these forms at Agents request and will be sent out within the same day as request, but cannot negotiate terms)

  • Review and approve Escrow Instructions, Preliminary Title Report and all Disclosures

Escrow Coordinating Fees:

  • $450 - Single Side Transaction

  • $50 - Cancellation Fee (if the Transaction doesn't reopen)
